In a recent article by Rightmove, the gradual return to work after over a year working from home, has led to a general increase in searches for properties near a commuter train station.  In particular, St Albans station ranks third (out of ten) most popular searches for stations within an hour's commute from a major city, outside of London.

Last week was Gas Safety week, and served as a timely reminder that as a landlord letting a residential property, you have a legal duty to ensure it is safe for your tenants. According to figures by Gas Safe Register, one in four homes in the UK has a potentially dangerous gas appliance.

An inventory/schedule of condition is one of the best ways you can protect yourself as a responsible landlord.  By recording the conditions of the property from the outset of the tenancy, you can show tenants in what condition the property should be returned to you, show any deterioration at the end of the tenancy, and evidence damage to the deposit scheme if there is a dispute.

In less than two weeks, David and Dan will be taking a hike, to raise much needed funds for the Open Door St Albans homelessness charity.   They will climb Mount Snowdon on Saturday 9th October 2021.  The pair are hoping to surpass their sponsored night out sleeping rough back in 2018, which raised £1,932 for the charity.

If you are looking to serve a notice on your tenant, you should wait until 1 October 2021 to serve your notice as the expiry date will then be sooner.Under Coronavirus legislation Section 21 notices currently have a notice period of 4 months whereas from 1 October it will go back to being 2 months.
