I want to buy a property. What do I do first?

Before you start searching for a property, it's important to understand your budget, the costs involved and how much you may be able to borrow.

I've found a property I love. What do I do now?

Once you've found the right property, we'll help guide you through the next steps. After your offer has been accepted, you'll need to appoint a solicitor or conveyancer and progress your mortgage arrangements.

Our team will work closely with all parties involved, helping to keep your purchase moving smoothly through to completion.

How long will it take to complete my purchase?

Every purchase is different, and factors such as mortgage approval, legal work and property chains can all influence how long the process takes.

Our team will work closely with all parties involved to help keep your purchase progressing smoothly and keep you informed throughout your journey. As a guide, most purchases complete within 8 to 16 weeks of an offer being accepted.

How and when do I get the keys?

You'll usually receive the keys on completion day, once the seller's solicitor has confirmed receipt of the purchase funds. Your Frost's branch will then contact you to arrange key collection.

The exact timing can vary depending on the transaction, but we'll keep you updated throughout the process and let you know as soon as the keys are ready to collect.

Do I need a survey?

A survey isn't compulsory, but we strongly recommend arranging one when purchasing a property. A survey provides an independent assessment of the property's condition and can help identify potential issues before you commit to the purchase.

There are several types of survey available depending on the age, condition and construction of the property. Our team can introduce you to a trusted survey provider and help you choose the most appropriate option.

It's also important to understand that a mortgage valuation is not a survey. A mortgage valuation is carried out on behalf of a lender to confirm the property's value and may not identify defects or maintenance issues.

What are searches?

As part of the conveyancing process, your solicitor will carry out a series of searches to identify any issues that could affect the property.

These searches typically cover matters such as planning applications, road schemes, drainage, environmental issues and other information held by local authorities and statutory bodies. The results help ensure you're fully informed before committing to the purchase.

How much will stamp duty cost?

The amount of Stamp Duty Land Tax (SDLT) you pay depends on the property price and your individual circumstances, including whether you're a first-time buyer, replacing your main residence or purchasing an additional property.
