You are advised not to instruct a contractor directly except in the event of a genuine emergency, as the landlord may not agree with other reasons for a call out and therefore the liability to pay the contractor may remain with you. For the avoidance of doubt we would define an emergency as serious maintenance matters that endanger health or safety.

The Property Management Department is open Monday to Friday, 9am to 6pm. If the Property Management Department is closed for the weekend, you can contact our Lettings Team on Saturday between 9am and 5pm for emergencies, and they will be able to help.
Outside of these hours, if you experience an emergency concerning lack of Gas, Electricity or Water, or fear there may be a leak, please do call an emergency contractor.

Can't recommend Frosts enough, great agents to deal with, from initial chats with Sophie who set us up with the viewing, was always eager & keen to help throughout the process and seemed genuinely happy for us with the moving. We wanted to see the property for second time, and Sophie was very happy and supportive to do so. We have been looked after by Sarah with the second viewing, who shared her own experience living in St Albans, and showing us nearby parks and playground for our little boy. We can't thank enough to Sophie, Sarah and whole Frost's team with their fantastic and friendly support.

Sophie Hutchinson in the Lettings department took really good care of us. We have two kids aged 2.5 yr and 7 months, life is full on. We needed more space for the kids and the plan was to let our masionette out and rent a house with a private garden. Sophie delivered on everything she told us and she managed to find us a great house to rent as well. Our property achieved full asking price within one week of marketing. A lot of agents talk a lot, but never listen. Sophie listens well and actions what you have asked her to do. Thanks Sophie the kids love the new house.

Best Lettings Negotiator!
I was assisted by Rose Johnson who helped us negotiate and guided impeccably. She was prompt, polite and did follow up well. We had been house hunting in St Albans for a while and have met a few agents. Most of them were indifferent or provided bare minimum input. What made Rose and her service stand out was the ability to provide a personalised experience and follow up without making one feeling badgered to make a deal. A 5 star service.

Experiences when moving house are usually incredibly stressful, complicated and timescales long. I have also had previous bad 'moves' within the rental market. Lily was fast with documents being sent to me, the viewing itself initially was arranged within two days, the process explained perfectly and constant communication with me with relevant updates.
