February again provided a busy month with all our Office's seeing an increase in activity. New buyers were 4.2% higher than last year and viewing levels were 5.1% higher than last February. Accurate advice for vendors on price remains crucial to successfully selling, as there are 42% more available properties to buy than last year. (Source Rightmove).
Although spring seems a while away as I look outside on the current cold snap we are experiencing, once ‘the beast from the east’ moves on we will be just a few weeks from Spring. This has traditionally been a popular time for sellers and landlords to bring their properties to the market, taking advantage of the days drawing out, the temperature improving and gardens starting to blossom. We thought we would review the last few years to see if the St Albans and Harpenden market has followed this pattern. Looking at our new listings, March has been our best month for listing new properties in each of the previous three years while for agreeing sales March has been in our top three months in each of the last three years. At Frost’s we expect this year to be no different, with an increased availability of properties and kinder viewing conditions March is still one of the best times to Market your property or search for your next home.
Our staff are central to us in delivering the exceptional customer service that we pride ourselves on and February saw our first recipient of the Frosts Excellence award, congratulations to Rose Johnson our worthy winner of January’s award. March also sees us supporting one of our many charities, we will be holding a cake sale on 21st March for Sports Relief, while not pop into the market were our staff will be manning a stall and selling a delicious and I am informed healthy(ish) selection of cakes.
