Food Bank Week. Let's Eat Together.We are pleased to launch Let’s Eat Together, the first LSL Food Bank Week initiative.From 1st -5th November 2021 we are collecting non-perishable food and toiletries for our local community.

As winter approaches, our most common reason for a call from a tenant is because their heating is not working.  Just like a car, your boiler should be serviced regularly to help identify and remedy small issues before they become a bigger problem.  Most landlords do not understand that a gas safety check does not include a boiler service.  Read more to find out what is included within your standard gas safety check.

On the 1st October, notice periods reverted to pre-covid levels with Section 21 now only requiring a 2 month notice period.  Landlords do need to be aware however, that there are now 5 steps to follow in order to regain possession of their property when serving a notice.  Read our article for a simplified guide to these steps.

In a recent article by Rightmove, the gradual return to work after over a year working from home, has led to a general increase in searches for properties near a commuter train station.  In particular, St Albans station ranks third (out of ten) most popular searches for stations within an hour's commute from a major city, outside of London.

If you are looking to serve a notice on your tenant, you should wait until 1 October 2021 to serve your notice as the expiry date will then be sooner.Under Coronavirus legislation Section 21 notices currently have a notice period of 4 months whereas from 1 October it will go back to being 2 months.

Richard is a Senior Mortgage Consultant for Embrace Financial Services (EFS).  Richard started his career as an Estate Agent. He became a Financial Adviser in 2011 in Eastbourne and started providing advice at Frost’s in 2014.  After just 12 months Richard was promoted to Senior Financial Consultant recognising his commitment to excellent customer service.
